Repositioning an Underperforming AssetAfter assuming responsibility for property management and lease administration for a regional system's 800,000 square foot ambulatory portfolio, Greg helped his client evaluate whether to reposition or dispose of underperforming assets. One such asset was a 30,000 square foot specialty center containing a multi-specialty clinic, ASC, diagnostic imaging suite, and a physical medicine & rehabilitation program. Evaluation of the asset's performance pointed to a closed staff model in the ASC that relied upon surgeons traveling 30 miles from the system's primary campus. These surgeons were also skipping clinic hours. Greg helped his client evaluate several different syndication structures to economically align its physicians, as well as options to transition the ASC to local providers. Greg also assisted the client with facility master plan updates that would accommodate the necessary growth in surgical volumes.
